The Pacific Woods Homeowner Association will hold its annual meeting on Thursday, January 7, 2016.  The meeting will be held at 7:00 pm at Fire Ridge Elementary School.  There are three openings on the Board of Directors.  Included with this mailing is a nomination form that you may use to nominate someone to serve on the board.  Please have this nomination form back to our office by December 4th, 2015.

Also included in this mailing is a Proxy Form.  You may use this form to stipulate another homeowner to represent you at the meeting if you are unable to attend.

Pacific Woods Homeowners Association Delinquent Dues & Lien Placement Procedure

Pursuant to the Declaration of Covenants, Conditions, Restrictions, and Easements of Pacific Woods, a Subdivision in Douglas County, Nebraska, (the "Covenants") dated June 7, 2005, the Board of Pacific Woods Homeowners Association ("PWHOA") has updated the following procedure effective as of March 31, 2014.

PWHOA Annual Dues and Assessments are based on the estimated expenses from the approved annual budget.  Annual Dues and Assessments are divided equally among all PWHOA members.  As per the Covenants, homeowners with delinquent dues and assessments will be charged the highest annual interest allowable by law.  Non-payment of dues, assessments, charges, fees and/or interest will result in lien placement.

At the 2013 annual meeting, residents expressed concerns over the volume of garbage trucks going through the neighborhood every week. Because each home individually contracts for trash collection, trucks are in the neighborhood up to 5 days a week. Residents in attendance requested that the Homeowner’s Association (HOA) research the possibility of having the HOA provide trash service.

The Board proposes the HOA contract with Premier Waste Solutions (Premier) to provide trash service for Pacific Woods. Premier is the lowest cost vendor and provides weekly pickup for both trash and recyclables. Below is a summary of the proposal solicited from Premier:

1 - 95 gallon trash cart (yard waste may be included in trash cart)

1 - 95 gallon recycling cart

Weekly service for both trash and recycling cart

$30.75 quarterly service fee per home

Under Premier’s proposal, the HOA would contract with Premier for trash service. Because the HOA will pay for the trash services, annual HOA dues would increase from $100 to $225. The Board believes that Premier’s proposal would result in a substantial decrease in the overall expense to homeowners for garbage collection and would also reduce the volume of trash collection traffic to a single day a week.

At the upcoming Spring HOA meeting (date TBA), residents will have the opportunity to ask additional questions regarding the proposal. To receive the proposed discounted rates from Premier the entire subdivision would be required to participate in the program. A super majority vote in favor of amending the HOA covenants is required to proceed.

Abe's Trash Service

1- 96 gallon trash cart ($28.50 additional per quarter for yard waste)

1 - 96 gallon recycling cart

Weekly service for trash only, recycling pickup twice monthly

$31.50 quarterly fee per home


Papillion Sanitation

1 - 96 gallon trash cart ($9 additional per quarter for yard waste)

1 - 96 gallon recycling cart

Weekly service for trash only, recycling pickup twice monthly

$37.50 quarterly fee per home

Pacific Woods Residents:

We currently have less than 10 vacant lots left in Pacific Woods, and several of them are currently being built on.  Over the years vacant lots have been a convenient way to dispose of grass clippings and plant materials.  Now that there are so few empty lots left, if everyone was to continue to dispose of their yard waste in this fashion, we would end up with an eye sore.  Such a situation has happened on 199th Street.  Someone has dumped quite a bit of grass clippings at the front of the lot located at 508 S 199th Street.  I walked by this morning, and it looks bad.  I would hope that whoever dumped them would at a minimum spread them out and not leave them so close to the street.  I would hope, with the end of the mowing season upon us, that everyone be considerate of those that happen to still live next to one of the vacant lots.

The SID #500 Board meeting was held this past Tuesday 9/3/13.
The budget was presented and passed for 2014. I have shown history below:
2010-2011 = $154,848
2011-2012 = $118,848
2012-2013 = $98,678
2013-2014 = $109,700
Good news! The tax levi dropped from 90 cents to 81 cents. That will be effective on the 2013 taxes which you pay in 2014.

Removal/relocation of selected trees along Pacific Street
You may have noticed the orange ribbons on many of the trees in the out lot between Pacific Street and Rees Street.  These are all on the west end of the out lot near our subdivision's main entrance.  These trees have been flagged by OPPD. The SID has been given notice to remove or relocate, or they will remove them.  From what we know, they are or will be encroaching on the high voltage lines above them.  The SID (not the HOA) has obtained a bid to relocate these trees (there are currently 17 trees in question) in a way that the barrier from Pacific Street is preserved.  There is no guarantee that these established trees will survive being relocated, but at this time we have no choice other than just removing them.  If the trees should not survive the SID and HOAs will have to determine what happens next.  Eventually, a sidewalk will be constructed, by the SID, on one side or the other, so where they are moved will impact that project.  We will be meeting with representatives of OPPD hopefully next week to find out exactly where we might be able to relocate these trees and if other trees are going to be affected down the road.   I will keep you posted on any new information that I might receive.
On another topic, the landscaping of the area west of 201st Street should start soon.  This also is an SID project.

Spring will soon be upon us. It will be time to clean up landscaping and take care of exterior house maintenance. As stated in the Covenants, please remember to submit an Architectural Change Request Form before making any changes to your landscaping and house exterior. We have included an ACR form with this mailing for your convenience. Scot Mayo is coordinating the effort for volunteers to plant the area around the entrance. If you are interested in helping with this project, please contact Scot at 402-672-0433 or email him at s_41mayo@hotmail.com.

The SID will be landscaping the area just west of 201st Street from the entrance sign up to the first lot. This landscaping will include 6 new trees, 14 new knock out rose bushes and over seeding of the area. In addition, a 4’ sidewalk will be installed all along this area and will end with a curb ramp across from Rees Street. Included in this mailing is a drawing that illustrates the project, along with the minutes from the SID meeting that was held April 11, 2013
