The Annual Meeting for Westin Hills III Townhome Association is scheduled for Wednesday, October 18, 2017 at 6:00 pm.  It will be held at Ragazzi's Pizza, at 15475 Ruggles St. Please RSVP the number attending to Lamb Real Estate 402-575-5525 or email dianew@lambrealestateomaha.com.

The Westin Hills III Townhome Association will hold the annual meeting Tuesday, October 18th at 6:30 pm.  The meeting will be held at Ragazzi's at 15475  Ruggles St.  Please watch for the mailing with more information and a nomination form for nominating/volunteering to serve on the Board of Directors.  The Westin Hills III Resident Directory will be updated and distributed at the meeting.

Dear Neighbor:

At our annual homeowners association meeting, we had a representative from the Douglas County Sheriff's office talk to us about crime in our area and how to protect our homes.  He also gave a brief overview of the "Neighborhood Watch" program.

Westin Hills III has not had a Neighborhood watch program and there were several people at the annual meeting who expressed an interest in helping with the program.  Ann Schiermeyer and Shirley Johnson will be the Coordinators.  The Block Captains will be Kay Hansen, Bob and Rose Jones, Joey and Jerry Stepanek, Jim and Jan Gale, Marlis Douglas, Bob Maastruct, and Patty Hardesty.

If there is a situation that develops in the neighborhood, and we need to contact you, the Block Captains will either call or email you.  In order for us to put together the call lists for the Block Captains, we need to know if you want to be contacted.

We certainly hope you will choose to participate by returning the response card so that your name will be included on a list and your Block Captain can alert you to any issues in our neighborhood.  Also included is a Neighborhood Watch brochure.  Please return your response form in the envelope provided by December 1, 2014.

Dear Residents,

Obviously we are in a bit of a predicament this week with the weather and our mow schedule.  As all of you know, last Friday night we received over 5 inches of rain and then to add insult to injury we received an additional 2.5 inches Monday night.  The forecast is for on and off rain and thunderstorms for the rest of the week with chances averaging around 70%.

This puts us in a difficult situation because we will have periods when it is not raining and yards need to be cut but since we have had so much rain already the yards are very wet.  We will do the best we can with the conditions that we have this week.  The guys are well aware of the poor conditions and will use extreme caution so as not to damage the yards.  However, the yards have to be mowed and I know the quality will not be what we all want but again we will proceed with the utmost caution.  Please bear with us this week; we will make sure that everything is cleaned up next week.

I would also like to touch on weeds for a minute.  The heavy rains we received this spring has resulted in a bumper crop of weeds this summer.  We are trying to spray this week, but with the current weather conditions, I don't know if we will be able to maintain this schedule.  However, we will be spraying all properties every 10-14 days to get these weeds under control.  Early fall is one of the best times of year to get weeds under control and yards moving in the right direction for next season.  We are very committed to accomplishing this goal and I'm sure you will see a difference.

Best Lawns will be going thru and adjusting the sprinklers to beat the heat over the next couple of days.  They are increasing to 3 days per week-10 minutes on each spray head and 20 minutes on rotors.  There is no charge for this and they will adjust back when it cools down.  He's trying to manage water on the yards and trying to beat the heat before the yards start turning brown.

SunCo will be aerating the lawns in Westin Hills III on Tuesday, Oct. 1.


If you have invisible fencing please make sure you have it flagged by Monday evening, Sept 30th. In addition to flagging the fencing, please contact me with your address. We will give all addresses with invisible

fencing to SunCo.

The Board has voted to have SunCo do the mid-season sprinkler check.  This is at a cost of $11 per house, and the HOA is paying for this expense.  The mid-summer check includes SunCo going through every system and checking/adjusting all heads as needed.  In addition to this the Board has asked them to add one day to the weekly watering schedule for a total of three days.  Please pay close attention to your lawn for possible over-watering as the weather starts to cool later towards the end of summer and the beginning of fall.  Over-watering can lead to possible fungus, dollar spot, and brown spot conditions for lawns.

As a reminder, all homeowners are responsible for the maintenance of their sprinkler timers and all other components of the sprinkler system.  If a homeowner has any sprinkler system problems, please contact SunCo at 402-972-8603, or a lawn care service of your choice, to request service or repair.  If you do not have a copy of the TORO User’s Guide, a copy is available for pick up at Lamb Real Estate.  This guide explains the functioning of your timers.  If you have any questions, please contact Lamb Real Estate at 402-575-5525, so they can document your question/concern and notify the Board in a timely manner.

The garage sale will be June 6,7, 8. Westin Hills IV is also having a garage sale that same weekend. We will put an ad in the paper and put signs up.
